The challenge
The house had four different flooring types across the main level, a dated patchwork that read as tired to buyers. The owners wanted a single, resale-friendly surface downstairs but did not want cold, hard treads on the stairs up to the bedrooms.
Our solution
We ran wide-plank engineered white oak continuously across the main level, chosen for its stability over the home's slab-on-grade sections, and wrapped the staircase in a durable, cap-and-band cut-pile carpet for warmth and quiet underfoot. One material vocabulary downstairs, a deliberate soft break on the stairs.
The result
A cohesive, magazine-ready main level that photographed beautifully for the listing, paired with stairs that feel warm and safe. The home sold above asking, and the floors were named in more than one showing.
